SALE OF DEVELOPMENT LAND (PLOT 5) AT BANDAR CASSIA, BATU KAWAN, MUKIM 13, SEBERANG PERAI SELATAN, PULAU PINANG

Penang Development Corporation (PDC) is inviting offers from any incorporated local and foreign companies (application by a joint venture or consortium of companies is allowed) to submit proposal for the sale of land briefly described as follows:

SECTION A : COMPANY'S INFORMATION

SECTION B : PROPOSAL

2.1. Upon Signing / From Date of SPA :  20%

3. Express Condition on Title : Commercial

4. Type of Title : Freehold

IMPORTANT NOTE

  1. The evaluation of the submitted proposals will be based on the proposed price for the specified land. Additionally, due consideration may be given to the proposed development or utilization of the land upon submission. However, the criteria governing the evaluation process will be entirely determined by PDC at its sole discretion, and no obligation exists to provide any explanation. The conclusive approval of any proposal is subject to the unequivocal discretion of PDC.
  2. Each Prospective Purchaser at its own cost and expense shall be responsible to ascertain for itself the details of the land, the area, quantity, nature, state and condition, fitness for use and purpose, conduct its own survey and service mapping, and shall be deemed to have notice of:-
    (i)   the actual state and condition of the land including but not limited to matters as regards to access, ingress and egress, drainage, sewerage, utility services, zoning and all other infrastructures affecting the land;
    (ii)   the existence of any encroachment, structure or thing on or within the land; and
    (iii)  any easements, rights of way and all other encumbrances, if any, affecting the land regardless of whether the Prospective Purchaser has inspected the land, and shall  not raise any objection or requisition whatsoever in respect thereof.
  3. PDC reserves the right to reject the highest or any Purchase Price or any part thereof without giving any reasons.
  4. The Successful Purchaser is obligated to verify, at its own cost and expense, the precise and detailed conditions and requirements stipulated by all Relevant Authorities and Public Utility Licensees concerning the development or use of the land. The Successful Purchaser shall diligently observe and comply with these conditions and requirements at its own cost and expense.
